Over time, market conditions evolve and so will your priorities as an investor. Consequently, once you’ve made your first investment, you’ll probably want to consider your next steps. Purchasing

Buying an investment property can be a big decision, but by providing all the necessary advice and step-by-step support, we’ll make sure that you can do it safely, confidently and in full possession of the facts. Our structured purchasing process keeps things clear and easy to follow.

Initial Meeting

As a first step, we’ll book a meeting with you so we can explain what to expect throughout the buying process. Prior to the meeting, we’ll send you detailed literature and other information, so you’ll have all the relevant details to hand.

During the meeting, our consultant will help you decide which properties are of most interest, based on location, budget and your personal investment priorities.

It takes time to come to a properly informed decision, so we’ll never rush you. We’ll take whatever time you need to discuss any concerns and to review your options. In these meetings, we’ll work with you to:

  • Provide detailed research and information
  • Refine your investment shortlist
  • Give you clear guidance on the steps ahead
  • Provide access to any necessary legal and financial expertise
  • Agree your final choice

Once you’ve made your choice, you’ll be asked to pay 5% of the purchase price on reservation. This secures the property for you and represents the formal start of your investment journey.

The exchange of contracts takes place 28 days after reservation. A further 25% is payable at this stage.

During the construction of off-plan projects, you’ll receive regular quarterly progress updates. These will keep you fully informed about the status of your investment property.

3 to 6 months before completion, you will be contacted by our finance partner if you have elected to use them to find you a mortgage. They will discuss the most suitable product for you.

Once your property is completed, the remaining 70% of the agreed purchase price will be due, payable either in cash or via finance.

Rental Management

Our rental management services are designed to make life easier for landlords by taking care of all the vital tasks associated with owning, managing and letting a property. You can choose to use as few or as many of them as you wish.

Through a long working partnership with the rental management specialist Addressed, we offer clients a full turnkey service.

Exit Strategy and Sales

A property investment portfolio can be retained as a long-term working asset with the potential to deliver a regular income and long-term capital growth. It’s something that can also be passed on to family as a valuable inheritance. Knowing this, many of our clients remain lifelong investors but, of course, holding on to your property isn’t the only option.

In time, your circumstances may change and, for whatever reason, you may wish to release some or all of the equity that your portfolio has amassed. If so, then we can help you to sell your property quickly, easily and on the best possible terms. We’ll help you to find a buyer in a timescale that suits your needs, while also guiding you through the associated paperwork.

Alternatively, if you intend to pass your portfolio on as an inheritance, we’ll be happy to introduce you to our specialist tax adviser partners, who can help you plan for that in the most tax-efficient manner.
